2. Reply email with prescreening
3. Take preScreenInfo.
4. Show house
5. Email Application If decide will take $25.
6. Check credit.  Ctcredit.net:  Basic package Tenant Credit Report, Prior Address locator, Eviction Record.  Login wliang/Z(around)
7. Lease prepare and sign.  Make sure the address is in the lease.  With security deposit
8. first month rent due before move-in date.
9. Photo and condition records for the property signed before moving
10. Check in list with the fix estimate table

Move in:

1. Change garage key code and change or copy Keys
2. Mail
3. Utilities switch: 800.477.4747; landlord line:800.482.8720 (Jian Wu, 734-8833228) remove landlord will automatically turn off the DTE with no fee.  By 6pm. Goat Fell, Packard and Summit all registered for landlord auto-transfer service by 9/30/2024
4. Ann Arbor water (734) 794-6320   When tenant stopped service both tenant and landlord pay stop and reinstall fees of $35  (no fee if no shut off)
5. Suggest DTE program for appliance.
6. Check electricity.  Fuse box, old wire, replace if too old
7. Check water leaking.
8. Replace air filter:  replace very important for health and electricity.  (important for maintenance for landlord, most effect the aircondition). Up to time.  Airflow arrow is important to align up.
9. Extension core easy to catch fire.
10. What can not flush into toilet.
11. Nose is gas detector, CO is not.
12. Show tenant your professionalism.

Move out:

1. Ask end of previous month for interesting to renew.
2. Security deposit: Send them the estimate about the payment for damage or cleaning
3. It is better to ask for the professional for cleaning. 
4. Water Bill follow up!

If working with potential tenant from oversea. 

1. Do not Paypal security deposit from foreign country as the only choice is sales and service kind so you would get federal tax withheld for >$600 even security deposit and there will be an 1099K even if the fund is refunded.
2. To set up a bank account it needs HR official letter about the payroll and address indicated.  Lease doesn’t work.  A sample letter copy is provided from chase bank.
